Interior B.C. home sales dip in July

Home sales across B.C.’s Interior edged lower in July compared with a year earlier as the market continued its typical seasonal pattern, according to the Association of Interior Realtors.

The association reported 1,496 residential sales during the month, down 2.2 per cent from July 2025 and from 1,547 sales in June.

New listings also declined, with 2,569 residential properties added to the market in July. That was down 12.1 per cent from a year earlier and from 2,963 new listings in June.

The number of active listings fell 7.8 per cent year over year to 9,630. There were 9,803 active listings in June.

“We’re continuing to see a normal seasonal pattern across the Interior market with sales activity tracking closely to the pace established during the same month last year,” association president Ryan Mayne said, adding that “although inventory growth has been slightly muted, the fact that listings aren’t building up points to a market that is steady and stable, continuing at a sustainable pace rather than experiencing significant shifts in either direction.”

Benchmark prices for single-family homes rose year over year across the Okanagan and Shuswap-Revelstoke subregions covered by the association.

The Central Okanagan recorded the largest increase, with its single-family benchmark price rising 2.3 per cent to $1,072,400.

Townhome benchmark prices also increased across the subregions except in the Central Okanagan, where the benchmark fell 2.4 per cent from July 2025 to $709,500.

In the condominium market, the Central Okanagan benchmark price declined two per cent year over year to $490,700, while the North Okanagan benchmark slipped 0.4 per cent to $316,200.
